While interest in these approaches is rising, one major barrier remains: financing.

Homeowners, small-scale developers, and investors often face a fragmented and confusing process when trying to navigate and fund their projects — especially without clear, centralized resources.

As captured in the 2024 Housing Finance Forum, hosted by the School of Cities and Highline Beta, the challenge is clear:

“There is a huge lack of broader awareness among inexperienced homeowners and first-time developers. Communication about financing tools, methods, and options is the top priority, as many consumers don't know how to approach a project or assess their options.”

This insight — echoed by everyone from non-profit leaders to mortgage specialists — became the driving force behind the creation of the Middle Housing Finance Hub.

Why We Built the Hub

As a venture studio and VC investor committed to solving systemic challenges through innovation, Highline Beta saw an opportunity to help unlock the potential of middle housing.

Through our role as a Scaling Hub partner for CMHC’s Housing Supply Challenge Round 5, we worked closely with innovators, policymakers, and financial institutions across the country — and one theme became clear: while momentum for gentle density is growing, homeowners and small-scale developers continue to face fragmented, complex, and often limited financing pathways.

Supported by CMHC and powered by Highline Beta, the Middle Housing Finance Hub is a single destination and knowledge hub for financing ADUs, multiplex conversions, and other small-scale housing projects. It brings together financing options, curated content, and practical tools that empower people to make informed decisions — all in one place.
